Pre-Listing

• Research & Compare recent Sold, Pending, Active and Expired properties that are similar to yours.
• Check with a Title Company to determine whether there are any homes that were sold, but not recorded in the
Multiple Listing Service (MLS).
• Visit any similar properties to determine how they compare to your home in condition and upgrades.
• Explain and discuss current market conditions that will impact the selling process.
• Advise on staging strategies so as to be able to appeal to the widest variety of potential buyers.
• Prepare a comprehensive Comparable Market Analysis for our review and discussion.
• Provide pricing strategies to determine the best price for your home.
• Review necessary documentation, contracts, forms and disclosures, such as the Preliminary Title Report.

Pre-Listing

• Confirm proper pricing in line with recent neighborhood sales and special features of your home to
receive the best price and terms.
• Review reports and execute contracts and disclosures, such as the Listing Agreement.
• Personally supervise professional interior and exterior photography for print & Multiple Listing Service.
• Write marketing copy to attract your target buyers.
• Design and print full color brochure/flyer from our Podley Studio.
• Produce a custom website designed for your home.
• Create and order sign rider – showing website domain.
• Order yard sign to be installed.
• Install lock box at specified location for all Realtors to gain access.
• Place color marketing flyers in your home and outside on yard sign.
• Submit photos and detailed descriptions of your home to the Multiple Listing Service (MLS).
• Hold open houses as you desire and we have discussed.
• Advertise property in the San Gabriel Valley Tribune, Pasadena Star News & Los Angeles Times.
• Place property on Websites: DonnaCaines.com, Podley.com, Realtor.com, Zillow.com and Trulia.com.

Listing & Marketing

• Gain feedback from cooperating Brokers and Buyers to share with you.
• Provide updates within the time frame of our preference.
• Receive offers and communicate with presenting agent and buyer’s lender to determine eligibility of buyer &
solidity of offer.
• Have all buyer financials reviewed and confirmed by your preferred lender.
• Present offers to you and explain considerations and options before countering or accepting one.
• Present an Estimated Net Sheet with each offer.
• Advise and negotiate regarding services such as Title Company, Escrow, Termite Company, Seller required
inspections, Home Warranty Company.
• Negotiate price and terms with presenting buyers agent.

Ongoing Management & Receiving Offers

• Provide Escrow Officer with all necessary documents.
• Confirm conditions for buyers deposit to be delivered to Escrow.
• Provide a Transaction Coordinator to manage & be another set of eyes on all necessary paperwork throughout escrow.
• Assist you in completing disclosures required by law.
• Assist you with Escrow Instructions and our company Notary for necessary deeds.
• Assist you in tracking timeframes for your responsibilities per our Purchase Agreement contract.
• Keep in constant contact with Buyers Agent, Escrow Officer, Title Officer, Transaction Coordinator & necessary vendors.
• Keep in frequent communication with you as to status of escrow & advise regarding issues arising throughout escrow.
• Schedule appointments for any needed vendors, such as termite or repairs.
• Coordinate closing & possession issues, including final property walk thru, wiring of seller’s proceeds & transfer of keys.

After Escrow is Opened
